Seoul Commune 2026 will be located in a central area in the southern part of Seoul, in a large-scale urban redevelopement zone that is possibly one of the most densely populated places on Earth. It will cover 393,400 square meters of land and bound by the Han River on the northern side.
15 towers of varying hight, from 16 to 53 floors, somekind of giant houses in this park-like-setting.

The hexagonal openings are filled with various types of glass, glass panels are placed in sunny areas for energy efficiency. Some exterior glass windows are recessed to create shaded balconies, the outer surface covering the lattice structure is made of a geotextile that creates an environment where vines can grow during the summer months to shade the openings.

These integrated green structures have an internal watering system and a fog machine with automatic temperature and humidity sensors to optimize the environmental conditions of the plants. The water distribution system also carries up to 30 percent of the cooling load during the summer and cleans the glass windows of the building in the heavily polluted city of Seoul.

Sectionally, the organization of each tower is divided into two or three parts depending on the final story/height of each individual tower.

In terms of plan, the tower is ever changing depending on 1.) which programmatic portion of the tower you are in and 2.) how high or low you are positioned in the tower.
Generally, the plans for most living units are tight for space and minimize private space. They are also configured in many different spatial variations.
Because of the variation in plans at different places in the tower - different building components begin to develop spatially and create a "kit of parts" of sorts.
and from this kit of parts many different variations of building/tower configurations are possible.
From the formal variation, variation between individual towers and their interconnection are also stressed.
